The first step in purchasing your new home is getting pre-approved for your mortgage loan. You will submit documents list to Caroline, so she can determine the amount you qualify for. An important part of the pre-approval process is going over what your estimated monthly payment will be. It is essential for you and Caroline to discuss your comfort level for your monthly payment. When discussing your monthly payment, she will include your principal, interest, property taxes and homeowner's insurance, referred to as PITI.
Once you submit your documents you will also be asked to sign a borrower's authorization form.This grants Caroline permission to work on your loan pre-approval and run your credit report to determine your FICO scores. Determining your FICO scores is key to matching the best loan product available to you. Many times, your FICO score will also determine the interest rate you qualify for.
Caroline can typically get loan pre-approvals within 48 hours of receiving the requested loan documents. Sometimes self-employed borrowers take a bit longer.
Once you are pre-approved for your loan, you will find a Real Estate agent to assist you in finding your new home. When you have an accepted offer on a home, you will put down an earnest deposit. Your real estate agent will assist you in determining the amount you will send to escrow. This money will go into an account and will be applied towards your closing costs or down payment.
Next, Caroline will email you your initial loan disclosures to sign and date. The next step is submitting your loan to an underwriter and ordering your appraisal. The appraisal is important because it determines the value of the home you are buying. A copy of the appraisal will be emailed to you for your records.
After your loan is underwritten, Caroline will give you another list of documents needed to fund your loan. It will be up to you to select what insurance company you will use for homeowner’s insurance and how you will hold title. She will walk you through every step and answer any questions you have throughout your loan process.
